Estate Sale Pricing
Pricing is based on the size of the estate, the amount of preparation required, the assets involved, and the services requested.
Typical Pricing Structure
Estate sale commissions generally range from 35% to 50% of gross sales, depending on the scope of work involved. Pricing is negotiable and structured to account for time and specialty of service.
Pricing may be influenced by:
- Size of the estate
- Quantity of items
- Asset values
- Required staffing
- Preparation time
- Marketing requirements
- Sale duration
- Additional services requested
All pricing is discussed and agreed upon before moving forward.
Standard Costs
- Commission: Generally 35%–50% of gross sales
- Staffing: Typically $400
- Marketing: Typically $150 for direct advertising costs, including EstateSales.net, EstateSales.org, and other online advertising platforms which we do not charge for, just provide as part of our services
- Card / Processing / Facilitation: Typically 3%
- State Sales Tax: Collected and paid as required by law
Fees may be adjusted depending on the estate and services requested.
Larger Estate Sales
Larger estates are generally the best fit for traditional estate sales due to the amount of inventory, preparation, marketing, and staffing involved. Estates with substantial contents often provide the greatest opportunity to maximize value through professional pricing, staging, advertising, and sale execution.
If you have a larger estate, we encourage you to contact us to discuss your situation. In many cases, we can provide an initial consultation based on the information provided and determine the most appropriate services and pricing structure for your estate.
Smaller Estate Sales
Many estate sale companies are unable to accept smaller estates due to the amount of preparation, staffing, and marketing required.
While not every smaller estate is a fit for a traditional estate sale, we may be able to assist in certain situations through a group of experienced young adults who have worked alongside our team for several years. These projects are reviewed individually and availability is limited.

For complete peace of mind, we may also offer:

- Donation coordination

Pricing for these services varies based on the project and is discussed during the consultation process.

Photos Required Before Consultation
We do not provide consultations until we have reviewed photos of the property and estate contents. Photos allow us to evaluate the estate, determine whether our services may be a good fit, and provide accurate guidance regarding pricing and available options.

Free Consultation
We offer free consultations and customized pricing based on your specific situation. In most cases, we require photos of the estate before providing a consultation. However, if sufficient information is provided to accurately evaluate the estate, photos may not be necessary. For example, a 4,000-square-foot home that is completely full of contents with little or nothing removed may provide enough information for an initial consultation.
